As we wrap up November 2025, the real estate market in Fairfield County continues to surprise us. While national headlines often paint with a broad brush, real estate is, and always will be, hyper-local.

This month, the data for Stratford and Trumbull tells two very different stories. We are seeing a distinct divergence between these neighboring towns, offering unique opportunities and challenges depending on which side of the town line you are looking at.

Here is my deep dive into the November 2025 market reports.

Trumbull, CT: The Squeeze on Supply Continues

If you are a seller in Trumbull, the news is exceptional. If you are a buyer, patience and strategy remain key. Trumbull has tightened its grip as a competitive "Seller’s Market."

The Key Numbers:

  • Average Sold Price: Skyrocketed to $745,301, up significantly from $683,018 in Nov 2024.
  • Inventory Crunch: We saw only 11 New Listings this month (down from 20 last year).
  • Competition: The List-to-Sold Price Ratio is 103.1%.

What this means: Trumbull is experiencing a scarcity of homes. With supply dropping to just 1.3 months (anything under 6 months is a seller's market), buyers are fighting over fewer homes. This fierce competition has driven the average sales price up by over $60,000 year-over-year. Even in late autumn, homes are selling for 3.1% over the asking price on average.

Stratford, CT: A Window of Opportunity Opens

Stratford is showing a different trend—one that looks like a breath of fresh air for frustrated buyers. We are seeing a surge in inventory that is helping to balance the market.

The Key Numbers:

  • New Listings: Jumped to 62, a massive increase from just 36 in Nov 2024.
  • Price Stability: The Average Sold Price held steady at $428,833 (virtually flat compared to $427,584 last year).
  • Market Balance: Months of Supply rose to 2.8 months.

What this means: Stratford is normalizing. The significant increase in new listings means buyers finally have choices. While it is still technically a seller's market (homes are selling at 100.8% of the asking price), the frenzy has cooled compared to Trumbull. The drop in closed sales (34 vs 58 last year) suggests buyers are taking their time and being more selective, thanks to the increased inventory.

The "So What?" for You

If You Are a Seller:

  • In Trumbull: You have maximum leverage right now. With inventory incredibly low and prices surging, there is significant pent-up demand. If you were waiting for the "spring market," you might want to reconsider—listing now means virtually zero competition.
  • In Stratford: Pricing strategy is everything. You can no longer rely on a lack of inventory to drive up the price. With 62 new listings hitting the market, your home needs to show well and be priced accurately to stand out against the growing competition.

If You Are a Buyer:

  • In Trumbull: Be prepared to move fast and come in strong. With homes selling for 103% of the asking price, the list price is just a starting point.
  • In Stratford: You have breathing room! For the first time in a while, you may not have to settle. The flat price growth and increased supply mean you can shop for value and perhaps negotiate terms that wouldn't fly in Trumbull.

The Bottom Line

These reports highlight why "national" housing news doesn't help you buy or sell a house in Connecticut. Trumbull is seeing aggressive appreciation due to scarcity, while Stratford is offering stability and selection.
